Why Crawl Spaces Cause So Many Problems?
An exposed or poorly sealed crawl space can quietly affect your entire house:
- Persistent musty odors drifting upstairs
- Soft or buckling flooring above the crawl space
- High humidity makes your home feel sticky and uncomfortable
- Rusting ductwork, deteriorating insulation, and wood fatigue
- Frequent standing water during rain or snowmelt
Left alone, these issues don’t get better with time. Our Crawl Space Encapsulation + SuperSlurry system is built to stop moisture intrusion and give you long-term peace of mind.
What Is Crawl Space Encapsulation + SuperSlurry?

Before and after photos using crawl space encapsulation + SuperSlurry wall treatment.
Our system combines two powerful layers of protection:
SuperSlurry crystalline wall treatment
- A proprietary cementitious coating is applied to the interior crawl space walls (block, poured concrete, or stone).
- Penetrates into the wall surface and transforms the lower section into a dense, waterproof barrier.
- Targets the area where water and dampness are most likely to seep through.
Heavy-duty crawl space encapsulation system
- Thick, tear-resistant liner sealed across the entire crawl space floor and up the perimeter walls.
- Dimple board or drainage underlayment provides a stable, slightly elevated surface for the liner.
- All seams, piers, and edges are carefully sealed to create a continuous protective shell.
Together, SuperSlurry and encapsulation work as a single system: the walls are protected, the floor is sealed, and your crawl space is isolated from damp earth and outside air.
When Do You Add the SuperDry Subfloor Drainage System?
In many crawl spaces, encapsulation + SuperSlurry is all you need.
In more extreme situations, we may recommend adding our SuperDry subfloor drainage system underneath the encapsulation:
- History of standing water or frequent puddles
- High groundwater or seasonal water table changes
- Crawl spaces on a slope or near a ledge/stone that channels water
- Evidence of previous flooding or persistent seepage
When needed, the SuperDry System is installed first, below the liner:
- A subfloor drainage trench runs around the perimeter (full or partial, depending on conditions).
- Corrugated drain pipe is surrounded by washed stone to collect water before it reaches the surface of your crawl space.
- The system directs water to one of our sump pump stations, which safely pumps it away from your home.
- The exterior discharge line is routed to suit your property’s footprint so water doesn’t simply recycle back.
Once this hidden drainage layer is in place, we encapsulate over it. Your crawl space looks clean and bright, while the heavy lifting happens out of sight beneath the liner.
Step-By-Step: How We Encapsulate Your Crawl Space
- Inspection and custom plan
One of our inspectors conducts a full evaluation of your crawl space, including wall type, height, access points, existing moisture, and any structural concerns. From there, we design a plan tailored to your home—encapsulation only, or encapsulation plus SuperDry subfloor drainage. - Optional SuperDry subfloor drainage (when needed) • Carefully cut a narrow trench along the interior perimeter.
- Wall preparation & SuperSlurry application • Clean and prep the interior walls for coating.
- Floor prep & underlayment • Smooth and grade the crawl space floor to remove sharp edges and debris.
- Encapsulation liner installation • Roll out heavy-duty liner across the floor and up the walls.
- Vents, access, and finishing details • Address old vent openings and gaps that allow humid outside air into the crawl space.
• Install corrugated drain pipe in washed stone to promote easy water flow.
• Set a sump pump basin in the lowest practical point.
• Install the appropriate sump pump station (primary only, primary + backup, or dual primaries for larger or more active spaces).
• Route the discharge line out and away from your foundation.
• Apply our SuperSlurry crystalline treatment to the walls.
• This creates a dense, waterproof barrier that works in conjunction with the encapsulation liner.
• Install a dimpled underlayment or drainage mat to create a stable base and controlled air space beneath the liner.
• Seal all seams, posts, and penetrations with specialized tapes and adhesives.
• Mechanically fasten the liner to the walls above the SuperSlurry treatment for a continuous seal.
• Upgrade or seal the crawl space entry to match the encapsulated environment.
• Clean up the work area and review the finished space with you.
You’re left with a bright, clean, sealed crawl space that looks and feels like a controlled part of your home—not a forgotten cavity under your feet.
Benefits You'll Notice Upstairs
Crawl Space Encapsulation + SuperSlurry doesn’t just make the crawl space look better—it changes how your entire home feels:
- Fewer musty odors are drifting into living areas
- More stable indoor comfort, especially during humid months
- Protection for framing, insulation, and utilities under the house
- A clean surface for servicing plumbing, HVAC, and electrical lines
- Increased confidence when it’s time to sell—buyers and inspectors see a well-maintained, protected crawl space
Sump Pump Options for Your Encapsulated Crawl Space
Every crawl space is different. That’s why we offer several sump pump station setups when drainage is required:
- Primary pump only – for smaller or moderate-moisture crawl spaces
- Primary pump + backup pump with battery and Wi-Fi alerts – adds a layer of protection if power goes out or a primary pump fails
- Two primary pumps – for larger crawl spaces or more extreme water conditions
Your inspector will match the pumping power and basin size to your crawl space so the pumps run efficiently instead of constantly cycling in a stress zone.
Ask your American Dry inspector to walk you through the best sump pump setup for your home during your free inspection.
Clear, Straightforward Coverage
We believe in simple, honest coverage at a glance:
- Our interior SuperDry drainage system is designed as a maintenance-free, built-to-last solution and comes with lifetime, transferable coverage against cracks & clogs.
- Primary sump pumps include a 5-year mechanical warranty.
- Backup pump, battery, and Wi-Fi systems include a 5-year mechanical warranty.
